All of our reports are issued with clear and concise information supported with costs and photographs. We don’t bulk out reports with unnecessary information so you won’t need to go hunting for the findings and advice you need.
The costs for remedying defects and essential maintenance are included in all reports. For investment properties we provide a 10 year capital cost forecast and for leasehold properties we can provide estimates for dilapidations liability.
Most reports are adapted to suit each instruction, however we can tailor the survey inspection and report to suit your requirements.
As part of our building surveys we review all relevant and available documentation. Knowing the lease terms and tenancy details is essential when setting out our advice. If alterations are planned we can also review details and provide comment.
Legal team support
Your legal team are unlikely to attend the property and so they will need to rely upon our findings to be their eyes and ears. To ensure your purchase or lease goes smoothly, we are always able to discuss issues with them and provide commercial input.
We will provide a visual inspection of all accessible service plant. If a greater level of detail is needed we can arrange specialist evaluation and incorporate findings within out report and costings.
