Freeholders, investors, financiers and future occupiers all have interests to protect in a construction project. Monitoring allows the financial expenditure, scope, quality and progress all to be tracked (individually or together) allowing early indication of issues and protection.
Producing a forecast claims, serving schedules or negotiating claims for for both freeholders and leaseholders. Undertaking a dilapidations assessment ahead of lease expiry is useful to parties wishing to establish accurate costings for budgeting purposes.
Investigate and diagnose defects in a property. If required we can provide a scope of works for remedial works as well as monitor the work. If the issue requires a freeholder/leaseholder to complete on your behalf then we can monitor this to ensure it is completed to the required standard.

Schedules of condition
Obtaining a formal record of the condition of a property is an essential way of avoiding disputes and protecting your interest. Our schedules are produced in line with the RICS guidelines. Ensure your schedule is sufficiently robust to allow you to rely upon it.
Planned Preventative Maintenance (PPM)
Identifying and setting out all maintenance works for a property over a 10-15 year period allows financial planning as well as the ability to sequence operations and any alterations. The schedules can be updated every 2 or 3 years to reflect changing conditions and completed works.

Full measured site surveys, topological surveys and window sampling soil conditions. We have specialist teams available to undertake all these tasks.
Environmental Risk Assessments
Understanding the risk of contamination of a site is essential when purchasing a property. A Phase I assessment will provide a desktop analysis of historical uses and a site survey that includes inspection of buildings for potential risks. This is a non invasive process and can be performed discretely. If any issues are identified then we can assist in arranging sampling and removal.
