All TDD instructions are managed by one of the senior leadership team who will coordinate all aspects and be your single point of contact. They will keep you up to date at all stages and work alongside the wider team of internal personnel, legal and agency teams.
As part of all TDD instructions we will review all relevant documentation as well as access any data rooms. Typical documents provided include leases, schedules of condition, as built drawings, warranties and EPC certificates.
We avoid bulking out our reports so that you only receive relevant information presented in a clear easy to read format. Larger projects have a summary report so you don’t have to read through every building report and cost schedule.
Our inspections include a basic level of MEP assessment. If further detail is required then we can undertake full MEP inspections and testing.
Costs are provided for all current defects and maintenance items as well as a detailed schedule setting out the estimated 10 year capital cost expenditure. The scope for inclusion and time period can be adjusted to suit your needs.
Phase 1 environmental site assessments are normally provided for all TDD instructions. These include a desktop review of site use and a detailed site inspection. We can also assist with further site investigations.
Sale & lease back
UK and Europe
5 large freehold industrial sites were assessed across the UK and Europe for our client as part of a sale and lease back deal. Only summary level reporting was required from the building surveys and phase 2 environmental site assessment. From the findings a detailed 12 year capital cost forecast was produced. Some of the sites had received little maintenance for several years meaning a number of issues were found including the need for further structural investigations.
18 business parks were assessed across the UK as part of a portfolio purchase. All sites had building surveys, MEP surveys and environmental site assessments. Each business park consisted of several buildings all varying in use, size and age. High level access platforms were used on every site to enable an accurate assessment of roof coverings. Critical “red flag” reports were first issued with 10 year capital cost forecasts to allow the client to gain an understanding ahead of the full reports being issued.
